  • Presentation on our letting and property management services
  • A signed letting instruction from you giving us authorisation
  • EPC - instruct an Energy Performance Certificate (EPC) on your request. This is required by law before we can advertise your property.
  • We start our high profile marketing process giving your property maximum exposure
  • Tenant matching - our web based property management software will provide us with a list of tenants looking for properties like yours. A text and email will be sent automatically and we follow up with a telephone call.
  • Tenant enquiries received, then book viewing for suitable tenants
  • Assisted Tenant viewings of your property - we obtain feedback from all viewings to see what they liked/disliked, this information is crucial to the letting your property quickly. We will inform you of the feedback, giving you our recommendations.
  • Speedy check-in - we aim to have tenants checked in as soon possible, if their circumstances intervene we insist check-in is no later than 2 weeks
  • Accept the tenants offer
  • Specialist tenant & guarantor referencing including - employers check, previous residency, fraud score and credit check
  • Inventory inc. Photographs carried out - this is a full condition report of the property to establish the exact condition prior to the tenancy commencing.
  • Tenancy agreement prepared
  • Check-in - We sit down with the tenants and go through our Tenants Guide to Renting pack, giving them all the information, help and support we offer and a full explanation of their responsibilities.
