Why Let Through Us

Why you should choose Munro Estates to let your property

Whilst there are many businesses offering letting services, there are some specific reasons for choosing to place your tenancy with Munro Estates.

• Munro Estates are specialists in residential property lettings and Management – we do not do any other job.

• Munro Estates vet applicants with stringent criteria. We aim to match the right tenants to suit you, your property and surroundings.

• Munro Estates seek references on all applicants. We use the services of a professional referencing agency to verify all data on prospective tenants. This includes confirmation through the electoral register, register of County Court Judgments, bank information and employer reports.

• Munro Estates provide sound comprehensive advice about local demand for certain types of property, rental figures and market fluctuations.

What do Munro Estates do for your money?

As well as providing advice about all aspects of letting and property management, Munro Estates introduce and vet prospective tenants; prepare tenancy agreements; advise on inventories, changes to utility accounts and Council Tax and receive the rent and pay the balances to your landlord’s account.

When retained on management, we will pay bills for the landlord from rent received, regularly visit the property, recommending, overseeing and accounting for necessary maintenance.

What is management and why should I consider adding this service?

Management is a service provided to protect and maintain your property to the standard it was in at the beginning of the tenancy, fair wear and tear excepted. Our management includes dealing with all routine maintenance and running repairs, except for those items that are clearly the tenant’s responsibility. These were expressed by Lord Denning when he said "The tenant must take proper care of the premises... he must do the little jobs around the house which a reasonable tenant would do".
